This summary is for convenience; the full terms below apply.
For business use only. You must be using Real Nirman for your trade, business or profession, and be authorised to accept these terms for your organisation.
AI-generated concepts: check before you submit. Drawings, renders, cost estimates, planning advice and Design & Access Statements are generated automatically from the information you give us. Have them checked by a suitably qualified professional, and verify dimensions on site, before submitting them to a planning authority or relying on them (clause 5).
Your projects help train our models. We store everything entered into the platform and everything it produces, and use it to train and improve Real Nirman's AI models and services (clause 11). Our Privacy Notice explains how we handle personal data and how people can object.
Free trial, plans and limits. A new account gets one free trial of a paid plan, with no payment details needed; when it ends, the account moves to Basic, our free plan, unless you pay for a plan. Each plan has a monthly project allowance and a rolling 5-hour usage limit. Paid plans are paid for in advance by bank transfer, either month by month (pay as you go) or for 3, 6 or 12 months at a time, and don't renew automatically: when the months paid for run out, your account moves to Basic (clauses 7 and 8).
Our liability is limited. We are not responsible for planning outcomes, build costs or losses from relying on unchecked outputs, and our total liability is capped (clause 18).
1. About us and these terms
1.1Real Nirman is a trading name of Real Nirman Ltd, a company registered in England and Wales (company number 16905352) whose registered office is at 167-169 Great Portland Street, 5th Floor, London, United Kingdom, W1W 5PF ("Real Nirman", "we", "us", "our"). You can contact us at info@realnirman.com.
1.2These terms apply to your use of the Real Nirman platform at app.realnirman.com, and of related website forms, apps and support (the "Platform"). They form the contract between us and the business you represent ("you", "your"), together with:
1.3You accept these terms by ticking the box when you create an account, or by using the Platform. We record the date and the version you accepted. If you do not accept these terms, you must not use the Platform.
2. Business use only
2.1The Platform is provided only to businesses, including sole traders, partnerships, companies and public bodies, for use in the course of their trade, business or profession. It is not offered to consumers. If you are a homeowner looking for design and build services for your own home, please contact us.
2.2By accepting these terms you confirm that you are acting for business purposes. If you register on behalf of an organisation, you also confirm that you are authorised to bind it to these terms.
2.3You must be at least 18 years old to create an account.
3. Definitions
In these terms:
Account means your account on the Platform.
Authorised User means an individual you allow to use the Platform under your Account.
Customer Content means everything you or your Authorised Users submit to the Platform. This includes:
briefs, site and property details, and budgets;
uploaded files, such as plans, photos, surveys and logos;
chat messages, feedback and title-block details.
Outputs means material the Platform generates for you. This includes:
drawing packs (PDF, DXF and DWG files);
3D renders;
build budgets and cost estimates (PDF and Excel);
planning advice and Design & Access Statements.
Plan means the subscription plan (Basic, Starter, Pro or Ultra) that applies to your Account.
Usage Limits means the limits on use that apply to your Plan (clause 7).
Fees means the charges for your Plan.
Data Protection Laws means the following laws, as amended (including by the Data (Use and Access) Act 2025):
the UK GDPR;
the Data Protection Act 2018;
the Privacy and Electronic Communications Regulations 2003;
other UK laws on personal data.
Intellectual Property Rights means all of the following, and all similar rights anywhere in the world:
copyright and database rights;
design rights and trade marks;
rights in software;
know-how.
4. The Platform
4.1The Platform turns a project brief into Outputs for residential projects in the United Kingdom (England, Wales, Scotland and Northern Ireland), such as extensions, loft conversions, alterations and new homes. New multi-unit developments (several homes in one building, such as a block of flats, stacked townhouses, a mid- or high-rise complex, or a mixed development with homes) are a beta feature under clause 4.3. The Platform uses automated design tools and artificial intelligence, including third-party AI models.
4.2We may improve, change or withdraw features, models and Outputs from time to time. If a change materially reduces the core features of a paid Plan, we will tell you in advance, and you may cancel before it takes effect.
4.3Some features may be labelled "beta" or "preview". They are provided as they are, and may change or be withdrawn at any time.
5. Outputs: important limitations and professional checks
5.1Outputs are AI-generated concept material produced from the information you provide. They are not a measured survey, may contain errors or omissions, and are not tailored professional advice.
5.2Before you submit any Output to a local planning authority, building control body or anyone else, or rely on it for construction, pricing or any other decision, you must:
have it checked by a suitably qualified professional, for example an architect, a chartered architectural technologist or a planning consultant;
verify all dimensions on site.
Every drawing export from the Platform carries this reminder. You must not remove it from drawings you share or submit.
5.3In particular:
Drawings depend on survey plans being supplied. An existing building is drawn to the size and heights shown in the measured survey plans and figures you provide, with a typical internal layout rather than a surveyed one. Without survey plans, it is estimated and will differ from the real building. For a new building, the site, its boundaries and levels shown are indicative.
Location and block plans are indicative only. A planning application needs a current, licensed Ordnance Survey map extract, which you must obtain.
Planning advice is general guidance on the rules of the nation the site is in (England, Wales, Scotland or Northern Ireland) at the time it is generated.
It is not legal advice or a formal planning decision. Only the local planning authority can decide whether permission is needed or granted. A lawful development certificate, or a certificate of lawfulness in Scotland and Northern Ireland, gives formal certainty about permitted development.
The rules differ between the four nations. The Platform works out the nation from the postcode unless you set it, and you must check that it is right. The Isle of Man and the Channel Islands are not covered.
The Platform screens a brief against a limited set of measurable rules and flags points to check. It does not certify that an Output complies with any rule.
Any likelihood of approval shown is an indicative, rule-based estimate. It is not a prediction of the local planning authority's decision, and it is not a promise that permission will be granted.
Where a brief breaks a limit the Platform can measure, the Platform may adjust the design and will tell you what it changed and why. You can switch this off. An adjusted design has not been checked or approved by anyone.
Site constraints, such as a conservation area, a listed building, a flood zone, protected trees or Green Belt, are taken from the information you give us. The Platform does not look them up from the address, and you must check them.
The Platform does not check Building Regulations requirements or, in Scotland, building warrant requirements. Outputs are not Building Regulations approval, a building warrant, structural calculations or a structural design. Reminders about party wall, flood, tree, highway and other legal requirements are prompts to take advice, not advice on them. In England, the Platform flags when the Building Safety Act gateways for a higher-risk building may apply, but it does not assess a building against them. These matters need separate approvals and appropriate professionals.
Cost estimates and budgets are indicative. They are based on benchmark rates and the details provided, and exclude VAT unless stated. They are not a quotation or tender. Actual costs depend on site conditions, specification, market prices and contractors' pricing.
Renders are illustrative impressions. Materials, colours, landscaping and surroundings are indicative. Photo-real renders are produced by an AI image service from our 3D model and may differ from the drawings in detail; where they differ, the drawings take precedence. If a photo-real render is not available, for example because it did not match the drawings or a monthly limit was reached, we provide the high-quality 3D render instead.
5.4Unless we expressly agree otherwise in writing:
Real Nirman does not itself provide, through the Platform, the services of a registered architect, structural engineer, planning consultant, party wall surveyor or building control approver;
no Output is certified or approved by us.
5.4APartner architect support (Ultra Plan only). If you subscribe to the Ultra Plan, you can ask us to arrange support from an independent partner architect registered with the Architects Registration Board, for example a review of Outputs before you submit them.
The partner architect provides that support under a separate written engagement. It sets out the scope of the work, any fees, and the partner architect's responsibility for their own advice.
Until that engagement is in place and the partner architect has completed the agreed work, no partner architect has reviewed or approved an Output, and clause 5.2 still applies.
Partner architect support is not available on the Basic, Starter or Pro Plans, and it depends on a partner architect being available for your project.
5.5You are responsible for:
how you use Outputs, and the decisions you make;
anything you submit, publish or provide to your own clients.
You must not present Outputs as surveyed, professionally certified or approved by Real Nirman unless we have agreed this in writing.
6. Your Account and Authorised Users
6.1You must give accurate information when you register and keep it up to date.
6.2Each login is for one named individual. You must keep login details confidential and must not share accounts.
6.3You are responsible for everything done under your Account, including by your Authorised Users, and for making sure they comply with these terms.
6.4Tell us straight away at info@realnirman.com if you suspect unauthorised use of your Account. We may suspend access to protect the Platform or your data.

Design & Access Statement (where the application needs one, or on request)
* An action is one generation or one chat message. Your current Plan and usage are shown in your Account under Plans & usage.
7.2Monthly project allowances reset at the start of each calendar month (UK time). Unused allowances do not carry over.
7.3Each Plan allows a number of actions within a rolling 5-hour period. When you reach the limit, further actions pause until the window resets, and the Platform shows you when that will be.
7.4"Unlimited" means unlimited for genuine use by your business, subject to fair use. Fair use means:
no automated or scripted use;
no reselling of access;
no use that places an unreasonable load on the Platform.
We may contact you, or apply limits, if your use is excessive.
7.5Basic is a free Plan, with a smaller project allowance, lower Usage Limits and fewer features than the paid Plans. We may change, limit or withdraw it at any time.
7.6We may change Plans, Usage Limits or Fees by giving you at least 30 days' notice, by email or in the Platform. A change to Fees applies to payments made after the notice period ends; months already paid for keep their price. If you do not agree to a change, you need not pay for more months.
7.7Fees for paid Plans are payable in advance, either month by month ("pay as you go") or for 3, 6 or 12 months at a time, by bank transfer to the account shown in the Platform, quoting the payment reference it gives you. Fees exclude VAT. Where VAT applies, it is added at the applicable rate and shown before you pay.
7.8A paid Plan starts when we receive its payment. If a payment is reversed or recalled, we may suspend paid features until it is paid. We may also charge interest on overdue amounts under the Late Payment of Commercial Debts (Interest) Act 1998.
7.9An upgrade takes effect when we receive its payment and runs for the months paid. Months already paid for on another Plan are not refunded or carried over unless we agree otherwise. To move to a lower Plan, pay for it when the higher Plan's months run out.
7.10A discount code gives the reduction stated when it is issued, for the Plans, dates and number of uses stated. Codes have no cash value, only one can be used on each payment, and we may withdraw a code before it is used.
7.11Free trial. A new Account gets one free trial of the paid Plan, for the period, shown when you sign up.
No payment details are needed, and nothing is charged when the trial ends: your Account then moves to Basic unless you have paid for a Plan.
If you pay for a Plan during the trial, it starts when we receive the payment, and the months paid for are counted from the end of the trial.
The Plan's Usage Limits and fair use apply during the trial. We may set a lower limit on AI-powered features during a trial.
One trial per person and per business. We may refuse or end a trial where it appears you have had one before, and we may change or withdraw the trial offer for new Accounts at any time.
7.12Early-adopter offer. During early access, we may offer early adopters and beta testers a paid Plan at a discounted Fee.
The offer needs a minimum commitment of 3 months, paid in advance under clause 7.7 (for 3, 6 or 12 months).
The discount, the Plans it applies to and the date the offer closes are stated when we make the offer.
The discounted Fee applies to the months paid for under the offer. Payments for later months are at the Fee then current, unless we agree otherwise in writing.
A Plan bought under the offer does not renew automatically (clause 8.2), and clause 8.3 applies if you ask to end it early.
8. Term, renewal and cancellation
8.1These terms apply from when you accept them until your Account is closed.
8.2A paid Plan runs for the months paid for, from the day we receive the payment (or from the end of the same Plan already paid for, or of a free trial). It does not renew automatically.
8.3A paid Plan ends when its months run out, unless you pay for more. To end it earlier, email info@realnirman.com.
You keep access to paid features until the months paid for run out, unless you ask us to end it sooner.
Fees already paid are non-refundable, except where we are at fault or the law requires otherwise.
Your Account then moves to the Basic Plan, unless you ask us to close it.
8.4You can close your Account at any time by emailing us.
8.5We may end these terms, or your Plan:
for any reason, by giving you at least 30 days' notice, in which case we will refund any Fees paid for the period after termination; or
immediately, by notice, if any of the following applies:
you materially breach these terms and, where the breach can be remedied, do not remedy it within 14 days of our request;
you fail to pay Fees when due;
you become insolvent or stop trading.
8.6When your Account closes:
your access ends, so download any Outputs you need beforehand;
your licence under clause 12.3 continues for Outputs generated while you were entitled to use them;
we handle Customer Content as described in clause 11, Schedule 1 and our Privacy Notice;
clauses 5, 11, 12, 15, 17, 18, 19, 23 and 24, and any others that by their nature should continue, continue to apply.
9. Customer Content
9.1As between you and us, you own your Customer Content.
9.2You promise that:
you have all the rights, permissions and consents needed to upload Customer Content and to grant the licences in these terms;
our use of Customer Content as these terms allow will not infringe anyone's rights.
For example, you need:
permission from the author of any existing drawings you upload;
to comply with the licence terms of any map extracts;
the rights in any logos and photographs you upload.
9.3You are responsible for the accuracy of Customer Content. Outputs depend on it.
9.4Customer Content may include personal data about your clients, neighbours or others. You must:
have a lawful basis for sharing that personal data with us;
give those individuals the information Data Protection Laws require, including that we use project data to train and improve our models (clause 11);
include only the personal data the project needs;
not include special category data, such as health information. Describe accessibility requirements without medical details.
10. Acceptable use
10.1You must not, and must not allow anyone else to:
use the Platform for anything unlawful, fraudulent or harmful, or in breach of anyone's rights;
upload content that is infringing, defamatory or offensive, or that contains malware;
bypass or interfere with Usage Limits, security, access controls or our systems, or attempt to, or probe, scan or overload them;
access the Platform by automated means, such as bots, scrapers or scripts, except through interfaces we provide for that purpose;
copy, modify, reverse engineer or decompile the Platform, except to the extent the law allows despite this restriction;
resell, sublicense, rent or share access to the Platform, or provide it to others as a service;
use the Platform, Outputs or our models to build, train or improve a competing product or AI model;
remove or obscure the professional-check notice or copyright notices on Outputs, or, on the Basic and Starter Plans, the Real Nirman title block;
use Outputs to mislead any person or authority, for example by presenting them as a measured survey or as professionally certified.
11. How we use your projects to train our models
11.1We store all Customer Content and Outputs. You grant us, and our service providers acting for us, a licence to use, copy, store, analyse and adapt Customer Content and Outputs, and to create derivative works from them. The licence is worldwide, non-exclusive, royalty-free, perpetual and irrevocable, and covers the following purposes:
to provide, support, secure and maintain the Platform;
to develop, train, test, evaluate and improve our artificial intelligence and machine-learning models, design rules, cost benchmarks and planning guidance;
to create aggregated or de-identified data and statistics.
11.2We will not:
publish your Customer Content;
show your files to other customers;
identify you or your clients to other customers.
Our models learn general patterns from many projects, for example typical room sizes, layouts and costs. Outputs for other customers may reflect those patterns.
11.3Training data is linked to accounts by internal reference numbers rather than names or email addresses. It can still include personal data contained in Customer Content, for example:
a site address or a client's name;
information written in a brief or chat;
uploaded plans and photos.
For this use we act as a controller under Data Protection Laws. We rely on our legitimate interests in developing accurate design, costing and planning tools for UK homes. Our Privacy Notice explains this, including how individuals can object.
11.4Where Data Protection Laws require it, we will remove personal data from our training datasets on request, so that it is not used for future training. Information already learned by a trained model cannot always be removed from that model.
11.5This clause continues after these terms end.
12. Intellectual property
12.1We and our licensors own all Intellectual Property Rights in the Platform, including:
its software and AI models;
templates and title-block designs;
cost benchmarks, documentation and branding;
any improvements to them, including improvements made using Customer Content, Outputs or feedback.
12.2Apart from any of your Customer Content that they contain, we own the Intellectual Property Rights in Outputs, and you may use them under the licence in clause 12.3.
12.3As long as you comply with these terms and have paid any Fees due, you may use each Output for the project and site it was generated for. This is a non-exclusive, worldwide, perpetual, royalty-free licence.
You may use, copy, adapt and distribute the Output for that project, including for:
planning and building control applications;
client presentations and tendering;
construction, and marketing the project.
On the Pro and Ultra Plans, this includes presenting Outputs to your clients under your own practice name and title block.
You may give your clients and project team the rights they need to use Outputs for that project.
Outputs generated on the Basic and Starter Plans carry the Real Nirman title block and copyright notice, which must remain in place.
12.4Outputs are generated automatically, and similar Outputs may be generated for other customers. We do not grant exclusivity in any design, layout or style.
12.5If you send us feedback or suggestions, we may use them freely, without any obligation to you.
We are responsible for our service providers when they act for us, but some features depend on their availability.
13.2The Platform links to third-party websites, such as GOV.UK and the Planning Portal. We do not control them and are not responsible for their content; their own terms apply.
14. Availability and support
14.1We aim to keep the Platform available at all times but do not guarantee that it will be uninterrupted or error-free. We may suspend the Platform for maintenance or security, or for reasons outside our control. We will try to give notice of planned maintenance.
14.2Support is available by email at info@realnirman.com. The Pro and Ultra Plans include support from our team, Monday to Friday, 9am to 5pm UK time, excluding bank holidays.
14.3We keep regular backups of Platform data for disaster recovery. They are encrypted before they leave our servers. You are responsible for keeping your own copies of the Outputs you need.
15. Confidentiality
15.1Each of us will keep the other's confidential information confidential and use it only for the purposes of these terms. This does not apply to disclosure:
required by law;
to professional advisers or service providers who are under a duty of confidence;
of information that is already public through no fault of the party receiving it.
15.2Our use of Customer Content and Outputs under clause 11 is permitted and is not a breach of confidentiality, as long as we do not disclose your Customer Content to other customers.
16. Data protection
16.1Each of us will comply with Data Protection Laws.
16.2We act as a controller of:
personal data about your Account and Authorised Users, such as names, contact details and usage, which we use for the purposes described in our Privacy Notice;
personal data we use for training and improvement under clause 11.
16.3When we process personal data in Customer Content to provide the Platform to you, we act as your processor and Schedule 1 applies.
17. Our responsibilities and disclaimers
17.1We will provide the Platform with reasonable skill and care and substantially as described in these terms.
17.2Except as set out in these terms, and to the fullest extent the law allows, all warranties, conditions and other terms implied by statute or common law are excluded. In particular, we do not promise that:
Outputs will be accurate, complete or fit for any particular purpose;
Outputs will comply with planning, building or other regulations;
planning permission or any approval will be granted;
any project can be built for an estimated cost or within any programme.
17.3The Basic Plan is provided free of charge and as it is.
18. Limits on our liability
18.1Nothing in these terms limits or excludes liability for:
death or personal injury caused by negligence;
fraud or fraudulent misrepresentation;
anything else that cannot be limited or excluded by law.
18.2Subject to clause 18.1, we are not liable, whether in contract, tort (including negligence), breach of statutory duty or otherwise, for:
loss of profits, revenue, business, contracts, goodwill or anticipated savings;
loss or corruption of data, although we will use reasonable efforts to restore lost data from our latest backup;
any indirect or consequential loss;
losses arising from a planning refusal, condition or enforcement action, from delays or increases in build cost, or from using Outputs that have not been checked as required by clause 5.2.
18.3Subject to clause 18.1, our total liability arising out of or in connection with these terms in any 12-month period is limited to whichever is greater of:
£100;
the Fees you paid us in the 12 months before the event giving rise to the claim.
19. Your indemnity
19.1You will indemnify us against all losses, damages, costs (including reasonable legal fees) and expenses arising from any third-party claim, including a claim by your clients, that arises from:
Customer Content, including any claim that it infringes someone's rights or that we were not entitled to process personal data in it;
your use of Outputs, including use without the checks required by clause 5.2.
This does not apply to the extent that the claim results from our breach of these terms.
20. Suspension
20.1We may suspend all or part of your access if:
we reasonably believe that you have breached these terms;
we reasonably believe that your use poses a security risk or may cause harm;
the law requires us to.
We will tell you why, and restore access once the issue is resolved.
21. Changes to these terms
21.1We may update these terms. We will give you at least 30 days' notice of changes that materially affect you, by email or in the Platform, unless a change is needed sooner for legal, regulatory or security reasons.
21.2Changes apply from the date stated in the notice.
If you do not agree, you may cancel before they take effect.
If you continue to use the Platform after that date, the updated terms apply.
Each version is dated and numbered, and we record which version you accepted.
22. Events outside our control
22.1We are not liable for any delay or failure caused by events beyond our reasonable control. Examples include:
failures of third-party networks or providers;
power cuts and cyber-attacks;
pandemics and strikes;
acts of government.
If such an event continues for more than 30 days, either of us may end the affected paid Plan by notice.
23. General
23.1You may not transfer your rights under these terms without our written consent. We may transfer our rights and obligations to another organisation, for example if our business is sold, and will tell you if we do.
23.2We may use subcontractors and service providers, but remain responsible for their performance under these terms.
23.3These terms, with the documents they refer to, are the entire agreement between us about the Platform. They replace any earlier discussions. Neither of us relies on any statement not set out in them. This does not limit liability for fraud.
23.4If any part of these terms is found to be unenforceable, the rest remains in force.
23.5If we delay in enforcing these terms, we can still enforce them later.
23.6Nothing in these terms creates a partnership, joint venture or agency between us.
23.7No one other than you and us has any right to enforce these terms under the Contracts (Rights of Third Parties) Act 1999.
23.8We will send notices to the email address on your Account. Please send notices to info@realnirman.com.
24. Law and disputes
24.1If a dispute arises, please contact us first at info@realnirman.com. We will try to resolve it within 30 days.
24.2The law of England and Wales governs these terms and any dispute or claim arising out of or in connection with them, including non-contractual disputes or claims. The courts of England and Wales have exclusive jurisdiction.
Schedule 1: Data processing terms
This Schedule sets out the terms required by Article 28 of the UK GDPR.
1Scope. This Schedule applies when we process personal data in Customer Content on your behalf, as your processor, to provide the Platform to you ("Customer Personal Data"). It does not apply to our use of data as a controller, under clause 11 or our Privacy Notice.
2Details of the processing.
Subject matter and duration: providing the Platform to you, for as long as these terms apply, plus the deletion period in paragraph 9.
Nature and purpose:
storing, organising and analysing Customer Content;
generating Outputs from it: drawings, renders, budgets, planning advice and statements;
hosting, support and backups.
Types of personal data:
names and contact details;
site and property addresses;
information about properties and households given in briefs and chat;
plans, photos and other uploaded files;
title-block details.
Categories of data subjects:
your clients and their households;
neighbours and other people connected with a project;
your staff and contacts.
3Instructions. We will process Customer Personal Data only on your documented instructions, unless the law requires otherwise.
Your instructions are these terms and your use of the Platform's features.
If the law requires other processing, we will tell you first, unless the law prevents this.
We will tell you if we think an instruction infringes Data Protection Laws.
4Confidentiality. We ensure that people authorised to process Customer Personal Data are under a duty of confidentiality.
5Security. We implement appropriate technical and organisational measures under Article 32 of the UK GDPR. These include:
encryption in transit;
hashed passwords;
access controls;
regular backups.
6Sub-processors. You give us general authorisation to use sub-processors, such as cloud hosting, AI model and image-generation providers. Our current providers are listed in our Privacy Notice.
We will give you at least 14 days' notice of any new sub-processor.
If you object on reasonable grounds and we cannot resolve your objection, you may cancel the affected Plan.
We impose data protection terms on sub-processors equivalent to this Schedule, and we remain responsible for them.
7International transfers. We will transfer Customer Personal Data outside the UK only with appropriate safeguards under Data Protection Laws, such as:
UK adequacy regulations, including the UK–US data bridge where it applies;
the ICO's International Data Transfer Agreement or Addendum.
8Assistance and breaches. Taking into account the nature of the processing, we will help you:
respond to requests from individuals exercising their rights;
meet your obligations on security, breach notification, data protection impact assessments and prior consultation.
We will notify you without undue delay after becoming aware of a personal data breach affecting Customer Personal Data, with the information you reasonably need.
9Deletion. When we stop providing the Platform to you, we will delete Customer Personal Data we hold as your processor from the Platform within 90 days, unless the law requires us to keep it. If you ask before then, we will return it to you instead.
Copies in our encrypted backups are deleted when those backups expire, after at most 5 years.
Until then they are kept beyond use. If we ever restore a backup, we delete such data again.
This paragraph does not affect data we hold as a controller under clause 11, which our Privacy Notice covers.
10Audit. We will make available the information reasonably needed to demonstrate compliance with this Schedule. We will allow audits by you or an auditor you appoint, subject to the following:
at least 30 days' notice;
no more than once a year;
at your cost;
subject to confidentiality.
11Your responsibilities. You are responsible for:
the lawfulness of the Customer Personal Data you give us, and of your instructions;
giving individuals the privacy information described in clause 9.4.
